Market Snapshot

Building products is the largest single end market for PVC in North America and the second largest for polyethylene after packaging. Roughly three quarters of North American PVC resin goes into construction: pipe and fittings first, then siding, window and door profiles, fence, decking caps, and roofing membrane. Polyethylene follows through corrugated drainage pipe, wood-plastic composite decking, house wrap, and municipal pressure pipe. Polyurethane chemistry sits behind fiberglass door cores, polyiso roof board, and spray foam. Styrenics show up as ASA capstock on dark siding and fence and as ABS in drain, waste, and vent pipe.

Demand is tied to housing starts, repair and remodel spending, and non-residential roofing cycles. Repair and remodel is the more stable leg: replacement windows, re-siding, deck rebuilds, and re-roofs run on a housing stock that averages more than 40 years old. New construction swings with rates. Commercial roofing follows its own re-roof cycle of 20 to 25 years and is the volume driver for TPO and polyiso.

Production is concentrated along the Gulf Coast for resin and in the Midwest, Mid-Atlantic, and Southeast for conversion. Ohio, Pennsylvania, North Carolina, and Texas host the heaviest cluster of extruders and brand plants. Canada contributes profile extrusion in Ontario, PVC and PE resin in Alberta and Ontario, and pipe systems from IPEX. Mexico contributes PVC resin from Altamira and a growing share of window and door assembly.

The supply base is a small number of very large resin producers, a fragmented middle of compounders and additive suppliers, and brand manufacturers that increasingly extrude and mold in-house. That structure, and where a new supplier can fit into it, is the subject of this report.

How the Supply Chain Is Structured

Building products polymers do not follow the automotive Tier 1 model. The brand manufacturer is the OEM, and the largest of them also own the conversion step. Andersen, Pella, MI Windows, Ply Gem, and Westlake Royal extrude their own window profiles. Trex, AZEK, and Fiberon extrude their own deck boards. Carlisle, Holcim Elevate, GAF, and Johns Manville calender and laminate their own roofing membrane. JM Eagle, Advanced Drainage Systems, and Charlotte Pipe run their own pipe lines. For these companies the material purchase is resin, additives, and compounds, not parts.

Tier 1 in this industry is the independent profile extruder: Deceuninck, VEKA, Chelsea, REHAU, Energi, and Quanex sell finished window and door profile systems to hundreds of regional window fabricators who assemble but do not extrude. The same tier covers weatherstrip, glazing bead, spacer, and hardware suppliers whose parts arrive at the fabricator ready to install.

Tier 2 is compounding and additives. Rigid PVC does not arrive ready to run; it is dry-blended or pelletized with heat stabilizer, impact modifier, process aid, lubricant, calcium carbonate, and titanium dioxide, either at the extruder or by a compounder such as Geon Performance Solutions, Aurora Plastics, or Avient. Additive producers such as Kaneka, Arkema, Baerlocher, Eastman, and Chemours sell into both.

Tier 3 is resin. PVC is the center of gravity, and four producers, Westlake, Shintech, Formosa, and OxyVinyls, supply the large majority of North American suspension PVC. Polyethylene comes from Dow, LyondellBasell, ExxonMobil, Chevron Phillips, and NOVA. Polyurethane raw materials come from Covestro, BASF, Dow, and Huntsman. Recycled polyolefin from KW Plastics and in-house recycling at Trex and ADS is a meaningful fourth stream.

Distribution matters more for additives and engineered resins than for commodity PVC and PE, which the large converters buy by railcar under contract. Nexeo Plastics, Ravago, Formerra, and Univar Solutions cover the mid-size and small converters.

OEM Landscape

Three groups anchor the top of the roster by scale. Owens Corning is the largest, combining Foamular XPS insulation, asphalt roofing, and, since the 2024 Masonite acquisition, fiberglass and steel entry doors; it is also a glass fiber supplier to door skin and pultruded frame producers. Masco Corporation runs Delta and Hansgrohe plumbing and Behr coatings, and is the largest buyer of engineered polymers for faucet and shower internals in the fixture segment. Kohler Co. is privately held and spans acrylic and fiberglass bath fixtures, faucets, and toilets from Wisconsin, Texas, and Arkansas plants.

Behind them sit the roofing majors (GAF, Carlisle, Holcim Elevate, Johns Manville), the siding and window consolidators (Cornerstone Building Brands, Westlake Royal Building Products, CertainTeed, MITER Brands), the decking brands (Trex, AZEK, Fiberon, UFP), and the pipe makers (JM Eagle, Advanced Drainage Systems, Charlotte Pipe).
